Many association-governed communities in the United States are underfunded, based on data from approximately 8,400 reserve studies completed between 2010 and 2012. That means communities haven’t set aside enough money to offset common-area deterioration and won’t have enough money in reserve to make repairs and replacements in a timely manner. While many states don’t require associations to maintain adequate reserve funds, failing to properly fund reserves is never a wise decision.
