Business and personal ethics in the community association profession have never been more important. Based on real-life scenarios and informed by CAI’s M-300 Ethics course, this session includes examples and guidelines for anticipating and identifying ethical challenges. It takes an advanced view of decision making in the profession and covers practical strategies such as developing a company code of ethics, training for staff and boards and how to recognize ethical red flags.

Speakers
Sandra Matteson-Pierson, LSM, PCAM, is the Executive Director of Sandestin, a 4,700 unit resort community in Destin, Florida. Sandy has worked in the community management field for more than 30 years. She graduated from Florida State University, and after a short time in the teaching profession, entered the community management profession with Arvida/ St Joe - a well know Florida developer. For the past 15 years, Sandy has specialized in large-scale community management - both in the north and south Florida markets.
Debra A. Warren, CMCA, PCAM, is Vice President of Client Relations for Associa, and has over 25 years of experience in community association management, 15 years of experience as CEO, and is a nationally recognized expert. In addition to her direct experience in management and as a business executive she has been actively involved in the education of community management professionals and board members across the country. This includes volunteer leadership positions with CAI with the goal of enhancing the professionalism of the industry. She served on the CAI Board of Trustees from 2002 to 2006 and is currently President-Elect for the Foundation for Community Association research.
Sandra K. Denton, CMCA, LSM, PCAM, is the General Manager for Sienna Plantation Residential Association (SPRAI) in Missouri City, Texas. served on CAI's National Board of Trustees and eventually as President in 2005. Sandy is also the chair of CAI’s large-scale committee and TLAC. Locally, Sandy has served on numerous boards in Fort Bend County. Sandy also offers consulting services on various topics to associations throughout the country.
