Community association governing documents, if drafted properly, can reduce conflict and allow board members to respond to issues as they arise. Robert M. Diamond and Laurie S. Poole, co-chairs of CAI’s College of Community Association Lawyers’ (CCAL) Governing Principles Task Force and contributors to the newly released Guiding Principles for Community Association Governing Documents, will show attendees how to draft new documents as well as analyze and potentially amend existing documents. This program is primarily for lawyers, but board members and community managers can benefit from looking at how a community association is founded and how it can be improved.

Speakers
Robert, a CCAL fellow, concentrates on real property law, with special emphasis on the planning and development of condominiums, mixed-use projects and planned unit developments, preparing community association documents for developers and builders. His practice includes risk management for developers/builders, ensuring compliance with secondary mortgage market requirements, negotiation of warranty and construction defect claims, and general representation of community associations. More recently, Robert has worked on a number of commercial, hotel, and continuing care retirement condominiums as well as litigating association-related issues in state and federal court. His clients include: condominium and homeowners associations; developers of new and conversion residential, office, and mixed-use condominium and planned unit development projects; lenders providing construction and permanent financing and assessment-based loans for condominiums and planned communities; and management companies and insurance companies working with community associations.
Laurie, a CCAL fellow, has extensive experience representing common interest developments, including master planned communities, large condominium projects, senior communities, mixed-use, and high-rise developments. The majority of her practice involves interpreting, amending, and enforcing governing documents, advising boards on compliance matters, addressing insurance issues, negotiating and drafting contracts and other agreements, and dispute resolution.
Laurie is an active volunteer for CAI, a past president of the San Diego Chapter, a frequent speaker at industry events, and has published numerous articles on common interest development law.
